Project Background:

Shaker Pointe at Carondelet Independent Living Community is a not-for-profit, 55+ independent housing community sponsored by the Sisters of St. Joseph of Carondelet to provide residents with a lively lifestyle through continued intellectual, physical, social, and spiritual growth. The community is made up of various residences and shared spaces that recognize the impact on the environment, the economy, and the health of residents. Having achieved Platinum-level certification on previous development, Shaker Pointe pledged to continue building green through its on-going expansions and additions. The Carriage Residences are made up of 15 luxury apartment units with 5 different floor plans and outdoor porch/patio spaces.

Project Services:

Having partnered with Steven Winter Associates, Inc. (SWA) before, LECESSE Construction Services used their sustainable construction experience and our recommendations and verification services to build the Carriage Residences to a superior level of tightness, durability, and thermal stability.

Primary Energy Conservation Measures:

The building envelope is set on a continuously R-10 insulated foundation, with exterior wall assemblies achieving R-27, common walls at R-13, and an R-42 blown cellulose insulated attic. These features help drive down the costs of operating the extremely efficient forced-air furnaces and central air conditioning, providing comfort and programmability to occupants. 95% efficiency instant gas water heaters assure no cold showers for residents and facility owners enjoy an average $900 annual energy cost per unit; including heating, cooling, electricity, and water.
