Project Background:

Hegeman Residence is a 161-unit, approximately 78,000 sf, supportive housing apartment complex located at 39-47 Hegeman Avenue in Brooklyn, New York. The building has 5 stories entirely above grade and one basement level partially below grade. The building achieved a LEED for New Construction (LEED-NC) Silver Rating and also participated in NYSERDA’s Multifamily Performance Program (MPP).

Project Services:

Steven Winter Associates (SWA) was responsible for the commissioning of Hegeman Residence in accordance with LEED requirements and the Owner’s Project Requirements (OPR). The following systems were commissioned: heating and domestic hot water (DHW), cooling systems, exhaust fans, supply air system, lighting controls, photovoltaic (PV) system and apartment power management system. Our team performed reviews of design and construction documents as well as contractor submittals to insure compliance and to facilitate pre functional and functional performance testing.

SWA was also responsible for developing and executing functional performance testing on all commissioned systems, confirming system balancing, determining energy efficient control setpoints, verifying training and compiling commissioning documentation. Our team conducted a follow-up site visit 10 months after occupancy in order to review building operations with management and close out any open issues in accordance with LEED Enhanced Commissioning requirements.
