Adaptive Reuse Services

Unlock the Full Potential of Existing Buildings

The most sustainable building is the one that already exists.

With rising construction costs and strict carbon regulations, adaptive reuse is a smart, sustainable solution. SWA partners with owners, developers, and architects to transform underused buildings into high-performing, energy-efficient, and accessible spaces while saving time, money, and resources.

Here’s what we bring to each building conversion project to help meet your climate, compliance, and financial goals:

  • Experience with a wide variety of adaptive reuse project types
  • Bespoke solutions for cost effective strategies for your unique project
  • Deep expertise in state and local codes and standards
  • Proven success navigating complex regulatory landscapes
  • Commitment to sustainability, accessibility, and economic viability
  • Collaborative approach with developers, owners, architects, and local agencies

We’ve helped convert more than 35 buildings (and counting) across the Northeast and Mid-Atlantic regions…

…which equates to over 4.5 million square feet of the built environment.

Our work has helped create more than 2,500 new housing units by converting existing commercial and industrial buildings into residential.

We have over 100 accessibility, engineering, and sustainability consultants for your next adaptive reuse project.

Our Services for Adaptive Reuse Projects

Your conversion project may be held to new construction laws, codes, and standards, which can pose challenges. Our consultants have a deep understanding of local codes and programs—often by building direct relationships with local policymakers—and we help ensure that conversion projects meet all applicable energy, sustainability and accessibility requirements through design and construction.

We’ve developed custom solutions for a wide range of adaptive reuse project types, and our consultants are always on the lookout for a new challenge.

Accessibility Compliance

Conversions often involve a change in building type or occupancy classification, triggering new construction requirements. Compliance with accessibility requirements to the extent required by new construction is a must in conversions.

Our accessibility consultants have worked on thousands of public and private sector projects across the country. They’ve seen it all. After determining all applicable requirements, our team reviews plans from schematic design through construction documents and conducts field inspections from framing to close-out. We ensure that every project meets code and regulatory requirements for accessible design and construction—now and for the lifespan of a project—preventing costly renovations that can result from litigation.

Green Building Certification

Green building certification may be triggered by your conversion. We guide project teams through the certification process and ensure they meet both code requirements and the owner’s sustainability goals. Our approach includes identifying the most cost-effective strategies without compromising on performance.

SWA supports a wide variety of certifications including those pictured.

LEED certification
Passive House Institute (PHI) certification
Phius certification
Home Innovation NGBS Green certification
ENERGY STAR certification
Zero Energy Ready Home certification
Fitwel certification
International WELL Building Institute certification
Enterprise Green Communities certification

Enclosure Consulting

With increasing construction costs, the benefit of adaptive reuse is repurposing what is already there. Our consultants assess the condition of the existing envelope to determine what can be preserved and what needs to be upgraded.

  • Assess thermal and moisture performance
  • Create insulation strategies for ground floors and façades
  • Merge old and new envelope systems
  • Support historic preservation and code compliance

Commissioning &
Retro-commissioning

While most building conversions include new MEP systems, some projects may involve a mix of legacy systems and new upgrades. SWA helps ensure your systems work together seamlessly and deliver on performance, efficiency, and long-term value.

As the commissioning provider, we identify mechanical defects, optimize system sequences, and train building owners and staff on proper maintenance and operation of building systems including:

  • HVAC systems, components, and controls
  • Lighting and lighting controls
  • Water systems including domestic hot water
  • Building management systems

Embodied Carbon Analysis

The superpower of adaptive reuse is the reduction in embodied carbon emissions. Our sustainability consultants quantify embodied carbon savings through life-cycle assessments (now required by some local mandates and programs) and offer additional low-carbon recommendations for your new material needs.
