The Village West

Balancing bold design with constructability, cost effectiveness, and performance

The Village West at 525 6th Avenue is a 13-story residential condominium building located at the prominent intersection of 14th Street in lower Manhattan. Designed by BKSK, the building is a distinctive yet harmonious addition to the surrounding streetscape. It features a highly articulated brick-masonry façade, numerous setbacks and terraces, radiused corners and windows, and a large open rear courtyard. The brick masonry veneer includes bands of straited corbels with terracotta columns and polished copings.
SWA served as the building enclosure consultant on the project team. We helped translate the architect’s vision into durable, constructible, and cost-effective solutions. Through a fully collaborative design process, SWA helped address challenges associated with the building’s varied materials, textures, planes, and terraces and ensure the continuity of the air and water barrier.
Our consultants worked closely with the design and construction teams to identify potential risks early, refine detailing, and maintain performance goals while supporting cost and schedule alignment. During construction, SWA performed Construction Administration services, submittal reviews, and field inspections to assure design intent was implemented.
The completed building successfully balances architectural expression with performance and constructability. The project achieved strong market reception, with 95% of the units sold ahead of its June 2026 opening.
