Property manager Beam Living and owner Blackstone are committed to making StuyTown and Peter Cooper Village (PCVST) an energy efficient, sustainable, and healthy place to live for its 20,000+ residents. For nearly two decades, SWA has supported energy performance, carbon reduction, sustainability, and health and wellbeing initiatives at this historic community.

Our work at PCVST began in 2007, when we performed an energy audit and delivered an energy reduction plan under the NYSERDA ResTech program. Since then, SWA has helped evaluate new efficiency and emissions‑reduction opportunities as market conditions and regulatory requirements have evolved. This includes the development of a decarbonization roadmap and continued support for New York City Local Law compliance, including LL84, LL87, and LL97.

In parallel with decarbonization efforts, SWA and Beam Living work closely to certify PCVST under key sustainability and health programs. PCVST was the first residential development certified as ENERGY STAR for Existing Multifamily Buildings and is the largest property to achieve this distinction to date. In addition, PCVST was the first property in New York State to be LEED® for Communities™ certified under LEED v4 with a Platinum rating—the most stringent level of the program. Five years later, it was recertified under LEED v4.1, once again achieving Platinum.

PCVST is also two‑star Fitwel certified, first under v2.1 and then recertified under the updated Fitwel v3 standard. A two‑star rating signifies high points across a wide range of health and wellness strategies. The development has been recognized twice in Fitwel’s Best in Building Health Awards for both the scale of impact and its health‑focused community design.
