Project Background:

Hyatt International introduced the Andaz brand of hotels as a unique, relaxing, and uncomplicated luxury experience. The renovated 209,000 sf building, located on Fifth Avenue across from the New York Public Library, accommodates 240 guests on 11 floors.

Project Services and Energy Conservation Measures:

As the LEED consultant, Steven Winter Associates, Inc. (SWA) worked closely with the design team to achieve a US Green Building Council LEED-NC rating of Silver and reach the sustainability goals of the Andaz brand. Our team managed the LEED process for the project from the initial design stages through completion of construction. 

Early in the design process, SWA led a sustainable design charrette to facilitate an integrated team approach to meet the project’s sustainability requirements and achieve a LEED Silver rating. Our team conducted analyses to determine water-use reduction, building reuse, and daylighting.SWA helped the team to implement a rainwater collection cistern for flushing toilets, target material and resource credits, select a commissioning authority, and perform energy modeling. In addition SWA developed specification language and provided material recommendations. In support of construction activities, SWA has developed the project’s construction waste management plan and the construction indoor air quality (IAQ) management plan. During the construction administration process, SWA reviewed contractor submittals for compliance with LEED credits and adherence to Andaz’s goals, and coordinated the assembly and submission of LEED documentation to the USGBC.
