Mike Flatley is the Director of Commercial Building Energy Services at Steven Winter Associates (SWA), where he manages his team in executing high-performance and sustainable building projects for existing commercial buildings. Mr. Flatley specializes in building and facility operations, maintenance, and energy management. In his work with clients, Mr. Flatley is responsible for conducting comprehensive building energy audits, overseeing energy modeling, performing economic analysis and technical feasibility studies, cost estimating, and assisting clients in LEED Certification support. As a NYSERDA Flextech provider, Mike is involved in long term energy planning, optimization of HVAC systems, advanced controls, boiler and chiller upgrades, and emergency demand response. His largest projects to date include the 16-building Rudin Management commercial portfolio and the 26-building Vornado Realty Trust portfolio.

Mike is a longstanding contributor to Building Owners and Managers Association of New York (BOMA/NY), having participating as a panelist for eight BOMA/NY energy seminars, serving as a member of the Energy & Sustainability Committee, Codes & Regulations/Government affairs Committee, Pinnacle Awards Committee and advocating for local laws, providing input on green leases and Con Edison steam demand billing, and offering expert advice on NYC’s One City Build to Last initiative to lower green house gas emissions. In 2016, Mike was selected as the Outstanding Local Member of the Year at the 2016 BOMA/NY Pinnacle Awards.
