Last year, we celebrated the completion of Re-Vision Prospect Plaza Phase 1, the first part of a multi-phase redevelopment project based in Brooklyn’s Oceanhill-Brownsville community. This year, we’re ecstatic to announce that the Oceanhill II LLC development team is keeping the momentum going with the successful completion of Prospect Plaza South, comprised of two more multifamily buildings that adds 149 more affordable dwelling units to the community. As additional housing grows, so too does the community around them.

Under the guidance of SWA, Phase 2 has already earned the ENERGY STAR label by participating in the NYSERDA Multifamily Performance Program (MPP) and Silver certification under National Green Building Standard (NGBS). The project is on track to achieve Gold tier under the LEED for Homes Midrise™ rating standard shortly.

Similar to Phase 1, the Phase 2 project has a range of green and energy efficiency strategies that are implemented at both the building-scale and the site-scale.

Building-scale:

Prospect Plaza South features an energy efficient envelope, comprised of pre-cast concrete walls and robust thermal insulation.

Furthermore, compartmentalization of units reduces energy loss. On the roof, a high-albedo system reflects solar rays, keeping the building envelope cool while reducing the heat island effect. Apartments are outfitted with high-efficiency appliances and low-flow fixtures and faucets to further reduce their consumption and maximize savings for residents.

Site-scale:

In this dense Brooklyn neighborhood, residents have easy access to multiple lines of public transportation and can walk to many local resources.  The building’s design also encourages an active lifestyle for the whole family thanks to a gym, an outdoor exercise facility, and a playground. Prospect Plaza South also provides ample bicycle storage for residents who want to bike to work or explore some of New York’s many bike-friendly streets.

The Re-Vision Prospect Plaza initiative doesn’t stop there. SWA is also excited to be the sustainability and energy efficiency consultants of Phase 3, which is currently under construction and is anticipated to be completed in early 2018.
