One Manhattan Square – A Luxurious Addition to NYC’s Skyline

One Manhattan Square features the development of four buildings, including an 80-story luxury apartment building located directly beside the Manhattan Bridge in the Lower East Side of Manhattan. In addition to the high-rise, a 13-story affordable housing development, as well as two supermarkets are also under construction at One Manhattan Square. Steven Winter Associates provided accessibility compliance services on both of the residential buildings.
The high-rise building offers a vast array of ultra-luxury amenities to its tenants, some of which include an expansive sports complex with state-of-the-art fitness rooms and facilities; an entertainment center with a culinary lounge; a cigar room, fur vault, a wine cellar for residents to store their private collections; and a spa which includes a hammam, swimming pools, and a tranquility garden. A fully mechanized valet garage allows residents to park and retrieve their vehicles with the touch of an iPad.
The intricate design specifications and comprehensive amenities provided some unique accessibility challenges. However, the SWA team was able to tailor their approach for this one-of-a-kind project to enable full compliance with the Federal Fair Housing Amendments Act of 1988 and the NYC building code.
By completion, One Manhattan Square will surely be a distinctive addition to the NYC skyline and will set a new standard for luxury living in urban areas.
