Choose Your Adventure: Constructing New vs. Adapting Old

Carbon emissions from new construction graphTo meet the goals of the Paris Climate Agreement, we must make decisions that will result in the greatest near-term carbon savings. This means taking into account both embodied carbon—those upfront emissions associated with the extraction, manufacture, transportation, and assembly of building materials—as well as the carbon that’s emitted over the course of the building’s operational phase.

We can build a high-performance building with very low operational emissions, but if its embodied emissions are so high that even if it’s a net-zero energy building (meaning it has net-zero operational energy consumption) it would take decades for the building to reach net-zero carbon (meaning it has net zero whole-building lifetime carbon emissions), we’re not actually helping to solve the critical issue of near-term carbon.

Interesting Elements: A Modeling View on Net Zero Homes

I recently performed some net zero energy modeling on a single-family home for work. Around the same time, I got to chatting with my neighbor (mindful of social distancing) and when I mentioned net zero,  he said, “Is that even possible?” AH! Get the word out. We have the means to offset our home energy use. What follows are the basics to consider when trying to fully offset home energy along with a breakdown of how different upgrades can affect energy use.

There are lots of resources available on how to reduce home energy use. You can look at program requirements and guidelines like the Zero Energy Ready Program or Passive House. Through modeling I will demonstrate how the energy use numbers change and describe what we have seen in real-world examples of net zero homes. Net zero is not new and we’ll be looking at some specific pieces of single family home modeling.

Electric Cars: Are They Better for Your Pocket and the Climate Right NOW?

Last week, I read a blog post from Connecticut Fund for the Environment President Curt Johnson, and he reaffirmed what I already expected: my next car will likely be an electric vehicle (EV). I currently drive a Toyota Prius hybrid, but when I bought it in 2013, the price to purchase and to operate an EV did not work out, so I chose the Prius, which has very reliably achieved 50 mpg over the last six years.

As an engineer who admittedly knows nothing about cars, I feel like the information out there on EVs is either slightly biased (i.e., published by EV manufacturers) or not transparent enough with the math to convince me. So I set out to create a blog post that was unbiased and transparent. I liked this one from Tom Murphy, an associate professor of physics at the University of California, San Diego, so hopefully I’m making it a bit more user-friendly and applicable to your current/local situation.

I just wanted to know two simple things (and admit to ignoring a long list of other factors that influence the type of car most people will choose to drive):

Number 1: At what gas price is an EV cheaper to drive per mile?

Number 2: While EV tailpipe emissions are zero, is my local electric grid clean enough that it’s a good idea, right NOW? I know my next car will be electric, I just don’t know WHEN the grid will be clean enough that it’s better for the environment for me to switch.

When I began writing this article, I had no idea what the answers would be.

Climate Week NYC: Seven Days of Climate Action and Discussion

 

Climate Week logoLast week, as I was writing this blog, I came across a New York Times article: “The Amazon, Siberia, Indonesia: a World of Fire.” By now, I’m sure most of us are aware that the Amazon Rainforest has been burning for weeks, but this deliberate act of environmental destruction will contribute to a feedback loop. These fires release carbon dioxide and kill the trees and species that not only remove greenhouse gasses from the air but are part of vital fragile ecosystems. As more climate-warming gasses fill the air, extreme weather patterns, drought, species loss, and global warming are exacerbated. These effects then accelerate the spread of infectious disease, global poverty, and human health defects. Overall, climate change and environmental degradation negatively affect both humans and the planet, which makes us less resilient and allows for climate change to accelerate even more aggressively. And the cycle continues.

So, for the sake of our (really wonderful) natural planet, and humankind, it is crucial that we try to hinder this feedback loop and make climate action a priority around the world. And, although individually we can try to have a more reciprocal relationship with the planet, our actions and voices carry more weight collectively, which is where Climate Week NYC comes in.

What is Climate Week NYC?

Organized by The Climate Group, Climate Week NYC is an annual week-long gathering for citizens and global leaders to join forces and take action to mitigate environmental harm caused by human activity. There will be a number of public events each day from September 23-29, including tours, film screenings, conferences, and more.

Fun fact: Swedish teenager and activist Greta Thunberg sailed across the Atlantic all the way from England to meet with UN Secretary-General Antonio Guterres, and to attend the United Nations Climate Action Summit, scheduled on the first day of Climate Week NYC!

Solar PV – The Revolution Continues

By the end of 2050, solar energy is projected to be the world’s largest source of electricity. While utility-scale solar will comprise much of this capacity, there will also be significant growth in the commercial and residential sectors – particularly in cities.

Lindenguild Hall: A Contemporary Approach to PV in Green Affordable Housing

The Lantern Organization’s Lindenguild Hall is a 104-unit multifamily residential project that provides permanent shelter for under-served populations in the Bronx. On-site supportive service programming, open-use learning and activity rooms, and outdoor leisure space provide an enriched living experience for tenants. Contributing to the programmatic requirements of both LEED® for Homes™ and NYSERDA’s Multifamily Performance Program (MPP), the building’s sustainable and energy-efficient design features include high-efficiency boilers, a high-performance envelope assembly, low-emission finishes, low-flow plumbing fixtures, and a water-efficient landscaping and irrigation system. While all of these design elements contribute synergistically to high-performance operation, there is one feature that distinguishes Lindenguild Hall from many other affordable and supportive housing projects in New York…its extensive photovoltaic (PV) array.

Located on the building’s high-albedo roof, this 66-module solar electric array captures energy to help power lighting, heating, and cooling systems within the building’s common spaces, while reducing overall demand on the city’s electrical grid. An advanced feature of Lindenguild Hall’s PV system is its capacity for online monitoring, which provides building managers with real-time results, including metrics for solar generation in kW (kilowatts) and the overall kWh (kilowatt-hours) generated to date. Availability of this data enables management to assess the positive impact of renewable energy systems on their building’s performance. Long-term implications of alternative energy production on building stock include reduced life-cycle cost and protection against municipal energy uncertainties. Though less quantifiable , installation of innovative green technology adds momentum to standardizing sustainability in affordable housing design.

Lantern Organization, a not-for-profit housing developer and service provider, operates by actively addressing housing needs and offering social initiatives to strengthen disadvantaged NYC communities. SWA’s Residential Green and Multifamily New Construction groups helped Lindenguild Hall navigate the LEED for Homes program and secure NYSERDA MPP incentive funds. Committed to delivering the greatest benefit to their residents, Lantern acknowledges the added value of incorporating green building features into their affordable projects. Increased energy efficiency and improved indoor air quality potentially translate to lower energy cost burden and decreased susceptibility to disease for low-income populations.

Notes from Abroad: A SWArrior in Sweden

In October, NESEA awarded SWA’s Heather Nolen with a travel scholarship through the Kate Goldstein Fund for Emerging Professionals (you can read the announcement here). Heather joined four other scholarship recipients for a two week  journey to Denmark and Sweden to explore  innovative sustainability methods being used in their buildings. We met with Björn Cederquist who was kind enough to tell us about Hammarby Sjöstad, a new sustainable district, which he is quite proud of.

Stockholm is a growing city, with a population of 1.5 million and a serious lack of housing. The city central is quite developed, outside the city there are the typical suburbs, it is the area between the city proper and the suburbs that Stockholm is looking to develop in a planned, sustainable manner. To meet the city’s housing needs Stockholm plans to construct 8,000 units per year, mind you they have only been building at 5,000 units/year of maximum. This is a large undertaking for the city which is being planned in a thoughtful way.

Despite the need for more units of housing there is a strong tradition in Stockholm of midrise buildings which accounts for the reluctance to build higher. Hammarby Sjöstad is mostly mid-rise with one exception, a single 12 story building.

Located in this prime area between the city and suburbs, Hammarby Sjöstad is located at an old harbor and landfill turned Brownfield site. To convert this piece of land into a residential community public transportation had to be extended, both the subway and train lines. The presence of transit shows a commitment to the area, a feeling of permanence which is required to build the community. 80% of residents commute by public transit.

To meet sustainability goals in a comprehensive way the district aimed to be a healthy place for people to live that stimulates the body and soul with opportunities for exercise, sports and culture. Design began in 1990 to construct an “Environmental and Ecological City District,” which includes 11,000 units housing over 25,000 people; an additional 10,000 are projected to work within this area. In addition to the housing and transit systems, power plants were constructed to provide district heating and cooling, waste removal including organic waste, public water supply and wastewater treatment.

Renewable energy sources, harvesting of energy from the areas wastewater system, burning of waste combustibles along with harvesting energy from the sewage system allow Hammarby Sjöstad to operate their CHP plant free of fossil fuels. Central heat pumps at the district plant operate year round to extract energy which allows for district cooling, planned for 10 years the plant is the largest in the world. The wastewater treatment plant harvests both bio-gas and bio-solids. Bio-gas is used to power buses, taxis and some individual stoves. Bio-solids are used as fertilizer in forest, filling mines and soon to be used for agriculture purposed. Combined with advanced waste collection and energy efficient construction Hammarby Sjöstad is a unique community which is a product of long-term planning and collaboration. Sites underdevelopment are learning from Ham Hammarby Sjöstad to further advance eco-districts for long-term success.
