As a VP and Director for SWA’s Multifamily Energy Services, Ryan Merkin provides sustainable design, retrofit, and operational services for both market-rate and affordable housing. In addition to his work on individual projects, Mr. Merkin oversees SWA’s participation in several federal, state, and utility energy audit programs including the Department of Energy-funded Weatherization Assistance Program, NYSERDA’s Multifamily Performance Program, and programs from Con Edison, National Grid, and PSEG. Through these programs, SWA’s energy audits help identify potential operational savings and cost-effective retrofit opportunities to reduce energy and water consumption. Mr. Merkin also leads the group’s pre-construction bid documentation, engineering, contractor evaluations, and construction management activities.

Mr. Merkin’s areas of expertise are in energy auditing of existing buildings and in sustainable consulting for affordable and market-rate new construction development. His work includes portfolio utility analysis, implementation of energy management systems, and building modeling software and training. His sustainability work supports LEED® for Homes™ and LEED® for New Construction™, Enterprise Green Communities, and ENERGY STAR® Multifamily Highrise certifications.

Mr. Merkin is a member of the Partners in Practice advisory board of GreenHomeNYC, a community-oriented, volunteer-run nonprofit that facilitates the adoption of sustainable building methods and materials by owners of small residential and commercial buildings in New York City. He is also a board member of the New York Chapter of the Association of Energy Engineers, an international organization dedicated to promoting the principles and practice of energy conservation and energy efficient system design.
